

This current housing market brings fears for home buyers who are looking for townhomes and condos. The HOA's have faced serious delinquencies due to short sales and REO's. Now the added stress of HOA sueing the builders. San Ramon has seen its fair share of condo complexes with litigation and delinquency issues like the Reflections complex on Alcosta Blvd. This causes a downward pressure on prices because no lender will loan any money on these units , so they become cash only deals.
Windemere in San Ramon too is seeing its fair share of HOA issues while Gale Ranch seems to be still out of trouble.The Shelbourne community off Albion Road has now become a haven for investors. These units which used to sell for 500's are now in the 300's. Thanks to the HOA filing a lawsuit against the builder for faulty construction( minor issues) a lot of homeowners are now in financial doldrums because of this issue.
The Ambridge community in Windemere San Ramon is now also going through the same. There was a pending litigation against the landscaping contractor for excessive landscaping(sic) but now from what I hear the HOA has also recently sued the builder under the SB 800 Bill. It is now heard that getting a loan here will be next to impossible.
Which leaves us with two townhome/condo projects in Windemere San Ramon- Fioli and Celamonte.The HOA's currently are very strong, with excellent reserves and no pending litigation. Which means if you are looking to move to this area and are in that price point- you have only 4 out of 14 townhomes to choose from if you do not have all cash to offer. There has been some negative talk about the rental units building going in next door on Ivy Hill Way but the fears are caused by rumor mongering that it will be a low income neighborhood. That is not the truth at all. It will be income restricted with only 29 units out of nearly 300 units which will be low income.
