

In my effort to confirm the relative numbers and figures in my mind, I pulled statistical reports of Homes for Sale in Dublin, Homes for Sale in San Ramon, Homes for Sale in Pleasanton and Homes for Sale in Danville. The report pulled from January 2011 to August 2011 clearly indicates the affordable areas for new home buyers and the progression of move up demographics to Danville and Pleasanton.
San Ramon is a hub for excellent schools and new construction, hence a perfect place for young middle class and educated families to move into. Dublin is fantastic too for the same demographics as for San Ramon because of its proximity to the freeways, access to shopping and many entertainment amenities. The newer schools in Dublin are rated very well on the API scores but the general comments received from buyers indicate the desire to move to a better high school district when their kids come of age as right now Dublin only has one high school for the entire city.
Pleasanton has seen the least amount of new construction in the last 5-7 years, especially in the mid price range. There are still many buyers for Pleasanton homes because of its excellent school district, amenities and access to commute freeways BUT there is a large section of the buyers who prefer the newer homes and hence move to Dublin and San Ramon.
Danville has seen newer construction but the values have held up far better than San Ramon or Dublin. Danville has its own old world charm, the sophisticated style of Blackhawk and an upper scale feel to it. There has not been too much newer construction in Danville, hence the values have held up.
