Norris Canyon Estates, CA is located just into the Tri-Valley Corridor, on the edge of what’s officially San Ramon. Tucked away, this is a beautiful neighborhood for those who want a nice place to live.

Norris Canyon Estates, CA is nestled among the outdoors of the Tri-Valley Corridor. Nice houses, beautiful views, outdoor amenities, and access to both sides of the valley are some of the draws.

Upscale Single-Family Homes for Sale

When you get into the nicer parts of San Ramon, you generally get nicer houses. Expect houses in Norris Canyon Estates to have around 5 bedrooms, 3-4 car garages, and plenty of baths for everyone (including many master baths with two sinks). Lots also tend to be a little larger, with most running from ⅓-½ acre. Some are even big enough to raise a few animals on.

Of course, nicer houses mean higher price tags. Many homes for sale in this neighborhood sell in the upper $2 million or lower $3 million range. The HOA fees and road maintenance fee are also notable, although not a huge burden for homebuyers in this price range.

Plenty of Neighborhood Amenities

The best part of living in the Tri-Valley Corridor is being able to enjoy the outdoors here, and that’s what a significant part of the HOA budget supports.

Open spaces afford easy access to pathways for walking and biking -- just watch out for the horse riders or occasional sheep. A basketball, tennis courts and playground are regularly used throughout the day. You can also practice your pickleball for the annual San Ramon tournament.

With pathways and a basketball court, parents don’t need to worry much about their children playing in the streets. Kids are fairly safe even when in the streets, however, as there’s no shortcut between major roads through the neighborhood. The only access is from North Canyon Road.

Of course, crime is also fairly low in the neighborhood. Thieves are usually reluctant to go after homes that usually have security systems, and are in a neighborhood with only one easy way of egress.

Access to Shops, Restaurants and Highways

The neighborhood tends to quiet down around dusk, except for people strolling or grilling in the backyard. For fun outside of the neighborhood, North Canyon Road affords easy access to both San Ramon and Castro Valley. There’s no shortage of restaurants, shops and local venues to spend an evening at.

When you want to venture farther, whether for fun or work, North Canyon again is a convenient road to be on. Take it southwest to Interstates 580 and 880, which will take you to Oakland, San Francisco or San Jose. Nearby Interstate 680 serves as a convenient alternative when traffic is bad, and you also can head due west on I-580 if going away for a weekend.

Strong Schools at All Levels

For the many families that settle in Norris Canyon, schools at every level are quite strong. The elementary schools, Iron Horse Middle School and California High School are all highly rated. So too are the various private schools, which aren’t too long of a drive away.
