Single-story residential homes first started appearing in the United States in the early 1900’s to the 1930’s with the Craftsman style of home.  The Craftsman single story-homes have a distinctive gabled roof.  In the early 1920’s a new style of homes appeared knows as the California Ranch, Rambler or American Ranch home.  In the 1940’s through the 1970’s, the Ranch style homes became extremely popular and many tract housing neighborhoods were built with the Ranch style home.  The Ranch styled home was built close to the ground either on a slab or a pier & post foundation with a crawl space.  The Ranch styled homes tended to be long (rectangle) and had a wide-open layout.  As the style entered into the 70’s you could find cathedral ceilings, sunken living rooms and varying roof lines.

Single-story homes are increasingly popular for Seniors because there are no stairs to go up and down daily to reach the bedrooms in the house.  No need to move heavy furniture upstairs, or to carry laundry, which makes this home very appealing and popular for Seniors.  Seniors find that maintaining and cleaning a single-story home is much easier as things are easier to reach inside and outside the home.   In case of an emergency, escaping a single-story home is much easier.  So depending upon your age and how long you expect to live in your home, a single-story home could be a good option as you head into your retirement years.

Single-story homes are more energy efficient.  The 2nd floor of most two-story homes can be warmer than the 1st floor, especially in the summer months.  You’ll only need 1 HVAC system for a single-story home.  This will save you on maintenance costs because you’ll be maintaining only 1 system.  You’ll stay cooler in the summer as the open floor plan provides good circulation.

Single-story homes tend to resell easier and quicker due to their popularity with Senior and Families with Kids.  Depending upon if you are in a Buyer’s Market, Seller’s Market or Neutral Market, a single-story home tend to sell for a premium price, because there are less single-story homes available.  The open floor plan of a single-story home is extremely appealing as it provides a spacious living area that appear to feel expansive yet comfortable.  Single-story homes tend to make the best use of square footage in a home because there is no wasted space with electrical, ducting, or stairs.  Even though single-story homes tend to have less square footage than a two-story home, they feel more open and luxurious.  You can have grand cathedral ceilings in a single-story home.  You won’t have any kids or guests causing noise in the owners’ suite.

Did you know that single-story homes are easier to expand?  Depending upon the city requirements for livable square footage to lot size, you might be able to expand your home.  If you have a single-family home, adding an extra bedroom/bathroom, family room, patio or sunroom is more feasible than a two-story home.  A single-story home tend to have a larger lot size than a two-story home because the footprint (foundation) of a single-story home is a lot larger than a two-story home.  Because of the larger lot, expanding your home could be a lot easier depending upon the city requirements/zoning laws.

Most cities like San Ramon, Dublin, Pleasanton, Livermore, Danville, Alamo, Concord, Walnut Creek, Sunol, Castro Valley, San Leandro, San Lorenzo, Hayward, Fremont, and Union City all have neighborhoods that have single-story homes.  In older neighborhoods like San Leandro and Hayward, you can find single-story homes built in the 40’s and 50’s that have single car garages which tend to have smaller interior square footage.  San Ramon, Dublin and Pleasanton have single-story homes that were built in the 60’s and early 70’s and they have 2 car garages and tend to be 3 or 4 bedroom homes.
