Is Now a Good Time to Buy in Tri-Valley?
If you've been sitting on the fence wondering whether to buy in the Tri-Valley cities of San Ramon, Danville, Pleasanton, Dublin, or Livermore, here's my opinion: it depends on your situation, not just the market. Opportunities are there but as a buyer you need to play smart and identify them.
San Ramon,Danville and Pleasanton continue to hold strong values. These neighborhoods attract buyers who want top-rated schools and a suburban feel without sacrificing proximity to the 680 corridor. Homes here don't sit long, based on a stable market. The current market offers many first time home buyer options in condos and townhouse inventory as the market is slow.
Dublin offers slightly more entry-level flexibility, especially for first-time buyers. Dublin in particular has seen new construction that adds more options at varied price points, ranging from first time home buyers to move up buyers.
Livermore tends to be the most affordable of the five cities while still being fully connected to the rest of the Bay Area.
Waiting for a "perfect" market is a strategy that rarely pays off. The Tri Valley market is volatile and timing it for the bottom is tough. If your finances are ready and you're planning to stay 5+ years, today is a reasonable time to buy. Rates are fluctuating all the time and there will be opportunities to refinance later.
