Danville is the kind of place people describe as 'charming' and actually mean it. Large homes, large lots and even smaller condos and townhomes available as housing options. Danville downtown is walkable and very popular with the locals and people from the Tri Valley. The downtown is home to some amazing restaurants and shops and is always bustling! Centered around Hartz Avenue, Historic Old Town features preserved buildings that add to the old world charm.
It is one of the most desirable towns in the East Bay, and the real estate market reflects that. I have sold homes in Danville for over two decades. The buyers who come here are not just buying a house. They are buying into a lifestyle. And the people who sell here often do so reluctantly, because leaving Danville is harder than most people expect.
Danville is also home to Blackhawk Plaza which is a favorite spot for many locals. There used to be a vintage car museum, Draeger’s supermarket and Blackhawk cinemas that unfortunately shut down.
Mount Diablo State Park: Amazing views and state park, provides exceptional hiking, cycling, and panoramic bay views. The drive up the mountain is winding but beautiful with many homes too at the foothills.
Danville runs at a premium compared to most of the Tri-Valley. Entry-level single family homes start around $1.3M to $1.5M. Move-up homes in the $2M to $3M range are common, and luxury properties in areas like Blackhawk, Sycamore, and Westside Danville go well above that in the multi millions.
This is an average inventory market, but we have seen swings when the inventory is low and given market conditions, the inventory climbs up significantly. When a well-priced home comes to market in a good neighborhood, it moves quickly. During covid days, we saw a lot of buyers from the San Francisco move to the area because of it’s proximity to the Walnut Creek Bart Station.
San Ramon Valley Unified School District serves Danville and is one of the main draws for families. Monte Vista High School is located in Danville and is consistently one of the top-rated high schools in California. For families, school boundaries vary by neighborhood, so it is worth verifying which schools your specific address feeds into before you buy.
The Village Theatre, the Iron Horse Regional Trail, weekly farmers markets, and a downtown that still has independent shops and restaurants rather than just chains are the kinds of things Danville residents talk about when asked why they stay. It is a town that invests in itself, and it shows.
Move-up buyers coming from San Ramon and Dublin who are ready for more space and a slightly more established feel. Corporate executives and senior professionals who want proximity to 680 and the broader Bay Area without living in a dense city. And out-of-state buyers, who prioritize quality of life and school reputation above everything else.
