It is not one thing. It is the combination of great schools, safe neighborhoods, and a quality of life that is hard to match anywhere else in the Bay Area. The green, tree lined streets with the backdrop of beautiful hills, San Ramon can truly look like a postcard, especially in the winters.
A lot of families move here because of the San Ramon Valley Unified School District, which consistently ranks among the top districts in California. Professionals move here because it is 40 to 60 minutes from San Francisco and the South Bay without the chaos and high cost of living in either. And people stay here because once you are in, you rarely want to leave.
The value of homes is also much more affordable than living in San Francisco or the South Bay, where for the same price buyers get much smaller and older homes. For some the commute is a big consideration but for growing families San Ramon offers more living space at a more competitive pricing.
In San Ramon you will find starter condos and townhomes , starting in the low $300s, single-family homes starting prices are from the $800’s. In newer neighborhoods like Windemere and Gale Ranch the single family home prices generally starting from $1.3M and upwards, and larger properties in Norris Canyon Estates and The Bridges come with a higher price point.
The San Ramon Housing market sells consistently but there has been a lot of volatility in the last few years. Correctly priced homes are still moving. The buyers for San Ramon are informed and often competing for the desirable homes but many buyers coming from other parts of the Bay still don’t understand the nuances of different neighborhoods. One of the newer master-planned communities, started since 2002, initially as an unincorporated part of San Ramon. Nestled in Dougherty Valley, this community was built by Lennar, Brookfield Homes, Standard Pacific Homes, Brookfield homes. Windemere is one of the only communities in the Bay area that is home to so many great parks, newer construction, top rated schools which include Hidden Hills Elementary school, Live Oak Elementary School, Windemere Ranch Middle School and Dougherty Valley High School. Barring a few pockets, the single-family homes in this community don’t have any HOA but the Mello Roos tax increases the tax basis of this area. The first couple of phases of construction had lower taxes but as the community progressed, the tax increase came into play.
A collection of estate style homes, nestled in a beautiful, picturesque landscape. Built by Toll Brothers, this is the highest price point homes in San Ramon. Behind the gates lies a large community with big homes and many have gorgeous Canyon views. The other builders who closed out the community were Summerhill homes and Roubion.
The Bridges is a prestigious gated golf community on the west side of San Ramon. It is one of the few true country club communities within San Ramon's city limits, built around The Bridges Golf Club with homes that reflect that setting — well-appointed, professionally landscaped, and positioned for the lifestyle as much as the real estate. Buyers here tend to be people who have already worked their way through San Ramon's other neighborhoods and are looking for something that feels like a final destination. The community is well-managed, the resale market is active among a specific buyer type, and the golf club anchors the lifestyle.
Gale Ranch is also a part of the Dougherty Valley. Originally developed by Shapell Homes, it later was sold to Toll Brothers who built out the community. Homes in Gale Ranch range from condos to PUD’s, entry level single family homes to luxury homes. There are some communities within Gale Ranch that offer amenities like clubhouse and pool. Most of Gale Ranch has an HOA and the tax rate ranges from 1.25% to 1.4%
Located at the Upper end of Westside San Ramon, off Bollinger Canyon Road, Twin Creeks is an affordable entry-level neighborhood with a variety to choose from. It has an assortment of entry level condos, to duets, townhomes and single family homes. Solid value for buyers getting into the market. Bollinger Hills is in the vicinity, and it offers older, well-maintained, close to shopping and 680. This area shows Strong buyer demand for people who are looking for larger yards and proximity to the freeway.
Twin Creeks is one of the most consistently in-demand entry-level neighborhoods in San Ramon. Homes here are older and most were built in the 1970s and 80s which means you get more square footage per dollar than you would in a newer development. The tradeoff is that you are buying an older home, which means you need to budget for updates. But the bones are usually solid, and the neighborhood holds its value well. The tax rate in this area is 1.25%. Twin creeks consist of condos, townhomes, duets and single family homes. Some of the condos and townhomes have a higher HOA but some also have a lower HOA. There is a community pool on Bollinger Canyon, but one has to check if that is included in their HOA amenities.
The San Ramon Valley Unified School District covers most of San Ramon and is one of the primary reasons buyers choose this city over others nearby. California High School, Monte Vista High School, and Dougherty Valley High School all serve different parts of San Ramon and are consistently well-rated. For families, knowing which school feeds which neighborhood before you buy is important.
San Ramon sits right off Interstate 680, which makes getting to Walnut Creek, Pleasanton, and downtown San Jose straightforward. For San Francisco commuters, BART access through Dublin and Pleasanton stations is about 10 to 15 minutes away by car.
