As a longtime Windemere resident, I keep a close eye on what’s happening in our neighborhood. Real estate is truly local, and understanding what happened in 2025 can help homeowners and buyers better prepare for what’s ahead in 2026.
What Happened in 2025?
Overall, 2025 was a slower year for home sales in Windemere compared to previous years. While there were plenty of homes listed for sale, fewer buyers were ready to move forward.
Home Sales in Windemere: The Last 5 Years
Here’s a quick look at how many homes sold each year:
- 2025: 48 homes sold (10 condos/townhomes)
- 2024: 62 homes sold (19 condos/townhomes)
- 2023: 52 homes sold (12 condos/townhomes)
- 2022: 74 homes sold (18 condos/townhomes)
- 2021: 136 homes sold (23 condos/townhomes)
Homes Listed for Sale: The Last 5 Years
Now let’s look at how many homes were listed:
- 2025: 93 homes listed
- 2024: 75 homes listed
- 2023: 56 homes listed
- 2022: 105 homes listed
- 2021: 134 homes listed
In 2025, only about 52% of the homes listed actually sold. That means nearly half of the sellers were unable to find a buyer.
Why Was 2025 Slower?
Several factors contributed to the slower market:
- Higher interest rates made monthly payments more expensive
- Job uncertainty caused many buyers to pause, especially those on work visas
- Increased inventory meant more competition among sellers
While many homeowners wanted to sell, fewer buyers felt comfortable making a move.
What Does This Mean for 2026?
As of January 8, 2026, Windemere is starting the year with:
- 1 home actively listed
- 1 home pending
- 1 condominium under contract with contingencies
For buyers, that means very limited choices right now. For sellers, this creates an opportunity.
Looking back at early 2025:
- January had only 4 new listings
- February had only 4 new listings — and every one of them sold
- March had 12 new listings — and 7 of them did not sell
- April had 17 new listings — and 8 of them did not sell
