Selling a home is rarely as simple as "list it, sell it." Our recent sale at 2134 Elderberry Drive in Gale Ranch, San Ramon is a good example of what it actually takes to get a deal to closing and why having the right team in your corner matters. The Listing
We listed the Gale Ranch home at $2.85M. Given the neighborhood and the demand we were seeing in San Ramon, we expected strong interest — and we got it.

The First Offer Falls Through
An overseas buyer made an offer, and we accepted. Then the buyer went silent. For two weeks, we tried repeatedly to reach their agent to get the transaction moving — with little professionalism or response on the other end. At a certain point, protecting our sellers' timeline meant making the difficult call to cancel the deal and go back to market.

Finding the Right Buyer but there was a Complication
The next offer came from a buyer who was the right fit for the home, priced at $2.9M ,but their offer was contingent on the sale of their own home first. Contingency for the sale of buyer's property is a common structure in real estate, but it's also one of the harder ones to manage: two separate transactions, two sets of sellers, two sets of buyers, and two closing timelines that all had to line up. One delay on either side, and the whole chain could fall like dominoes.

Orchestrating the Close
Getting this to closing meant daily coordination with the buyers' agent, the sellers, the buyers, and the title company to keep both transactions moving on a timeline that worked for everyone. It's the kind of work that doesn't show up in a listing photo, but it's exactly what determines whether a sale actually closes.

The Result
The home closed at $2.9M, $50,000 over the original list price, despite the setback with the first buyer and the complexity of a contingent sale.
